How My Flat Fee For Sale by Owner Works

For Sale by Owner Flat Fee Programs

Alot of people want to do a flat fee listing- where they can save money and do a lot of the work themselves. I decided to offer 2 different flat fee listings- You can decide which one you want to do. Then if you find that you want more help, you can upgrade to the 1.5% Listing Program- you get a lot for the money!! Here is what I offer:

For the flat fee of $1000- this is what I will do:

  1. List it in RMLS for you- but it will be a limited representation- meaning I will not represent you or do your paperwork or your negotiations. You, the seller, will take care of the showing, the selling, the paperwork, inspection, negotiations etc. You will fill out the forms so that I know the room sizes, and other things you want in the listing. I will actually fill out the listing for you and get it onto RMSL.
  2. You will get alot of the benefits of listing with me- your house will be automatically showcased on realtor.com as all my listings are- I pay $2000 per year for that service, we will put your house on my website, we will periodically advertise it on Craig's List, and do any other periodic free internet advertising we decide to do for our listings....like trulia.com or zillow.com I will put up my sign but you will provide flyers and handle all showings. You can put on your flyers that people can go to my website to see extra photos- we will have them on my website under Current Listings.
  3. I will take the photos for you- edit them- and put them on my website. You can copy them from there for your flyers.
  4. I will provide a realtor lockbox so that realtors can show it. It will be listed as a Limited Representation listing.
  5. The listing will stay on for 6 months for this price.
  6. You will agree to pay another agent a minimum of 2.25% if they sell the house- if you sell it you don't have to pay anything. If I sell it, I will get the 2.25% just like any other realtor. That will be on the listing. You have to agree to pay another realtor a minimum of 2.25% in order to list it in the multiple listing service
  7. If you want me to design the flyer and send you the jpeg so you can print it out, I will do that for $50

  4. I will not provide a realtor lockbox. You can use a combo box and have realtors call you to get the combo.
  5. The listing will stay on for 6 months for this price.
  6. In order to list it on rmls, you must agree to pay another agent a minimum of 2.25% if they sell the house- If you sell it, you don't have to pay anything. If I sell it, I will get the 2.25% just like any other realtor. That will be on the listing.
  7. If you want me to design the flyer and send you the jpeg so you can print it out, I will do that for $50
